Construction Material Price Indices January 2015 - July 2023

The composite index for construction materials moderated to 3.1 percent in July 2023, below the 4 year average of 5.4% (between 2016 and 2019), and an average annual increase of 6.6 percent for the first seven months of 2023.  Construction inflation has slowed to below headline consumer inflation for the past four months (from April). Some of the core building materials, like  bricks,ceiling boards, sand and electrical components are however still showing a double digit increase, according to Stats SA's latest update.  Materials supportive of the slowdown in the composite index include paint, cement, ready-mix concrete, pre-mix asphalt, bituminous mixtures and steel. The composite index for civil engineering materials (excluding bitumen) rose modestly to 2.0 percent y-y (July 2023) from 1.6 percent in June, with double digit increases still reported in mining machinery and equipment.

The composite index (Contract price adjustments provision or CPAP) for domestic buildings slowed to 3.2 percent (the lowest level in 35 months) and 2.8 percent for commercial and industrial buildings (lowest level in 37 months, since July 2020).
