Record Labour Growth and Under-Supply Propel Limpopo to SA’s Fastest-Rising Property Market in 2025

Limpopo has emerged as South Africa’s strongest-performing residential property market in 2025, with Stats SA recording an average 13 percent y-y increase in the first half of the year, well above the national average and ahead of traditionally dominant regions such as the Western Cape. This reflects the combined impact of large-scale public infrastructure investment, particularly SANRAL road upgrades and the R1.7bn MCWAP 2A project, as well as a rapidly expanding provincial labour force, which is now nearly 30 percent above its pre-COVID average. These factors have stimulated economic activity across mining, finance, manufacturing, and transport, generating new household formation and supporting higher residential demand, especially in fast-growing hubs like Polokwane.

At the same time, a structural shortage of new housing supply has amplified price pressures, with residential building approvals falling sharply in both 2023 and 2024 before only partially recovering in 2025. This shortage is occurring against a backdrop of rising demand from buyers attracted by Limpopo’s relative affordability, which remains significantly more favourable than coastal or metropolitan provinces. Entry-level homes remain accessible to middle-income households, drawing first-time buyers, public-sector workers, and value-seeking purchasers priced out of Gauteng and the Western Cape.
