
South Africa’s residential property market continued to strengthen during 2025 and early 2026, supported by lower interest rates and improving buyer confidence. However, growth remains highly uneven across the country, with a handful of provinces driving most of the market’s momentum.
The Western Cape remains the standout performer, leading the country in house price growth, residential values and new housing development activity. Gauteng continues to dominate in terms of transaction volumes, while KwaZulu-Natal is showing encouraging signs of recovery following several challenging years.
Emerging growth is also becoming evident in Limpopo and Mpumalanga, where improving house prices, resilient sales activity and rising development activity point to strengthening housing demand. In contrast, several other provinces continue to experience more modest market conditions.
The findings suggest that South Africa’s residential market is improving in terms of house price growth, with signs of stronger demand for new residential units in Q1. Existing supply remains constrained with property sales underperforming in 2025 against 2024, despite the lower interest rate environment in 2025. Increasingly, residential opportunities are being shaped by provincial dynamics, with the Western Cape maintaining its lead and emerging markets such as Limpopo and Mpumalanga beginning to attract greater attention from developers and investors.
