Residential Property Price Index February 2025
Gauteng and Kwazulu Natal Lag as Regional Property Price Gaps Widen
As at February 2025, the national residential property price index recorded a 5.2% year-on-year increase, marginally above its long-term average of 4.9%. The Western Cape continues to lead growth nationally, with prices up 8.5%—1.6 percentage points above the long-term trend—driven in part by strong performances in Cape Town (7.6%). Limpopo and North West also showed robust growth at 7.4% and 8.6% respectively, well above historical norms.
In contrast, the Northern Cape saw a dramatic decline of -10.4%, underperforming its long-term average by over 15 percentage points. Mpumalanga also dipped into negative territory (-1.1%), while Gauteng and KwaZulu-Natal remained sluggish at 2.5% and 2.3% respectively, both underperforming their long-run averages.
Among metros, Nelson Mandela Bay and Mangaung showed the strongest momentum (both at 6.6%–7.0%), while Buffalo City and Tshwane underperformed with growth rates of -0.4% and 1.4% respectively. Overall, metropolitan growth was relatively stable at 4.9%, in line with the long-term trend. The data highlights a continued geographic divergence, with the Western Cape and select smaller provinces outperforming, while larger inland metros lag behind.
