Building Plans Approved by Province and Type January 1994 - April 2026

South Africa's private sector building market showed encouraging momentum during April 2026, with building plan approvals increasing by 15.0% year-on-year to 976,059m². Growth was driven primarily by a sharp increase in retail developments, particularly in KwaZulu-Natal, and stronger multi-unit residential approvals in Gauteng. KwaZulu-Natal recorded the largest increase in approved floor area, while Limpopo delivered the fastest growth rate, supported by retail and industrial projects. Although the Western Cape remained the country's largest building market, residential approvals softened slightly during the month.

The data suggests that private sector investment remains concentrated in a few high-growth segments and provinces. Retail and higher-density residential developments are currently driving the market, while industrial approvals remain under pressure. A notable concern is the weakening renovations market, which is closely linked to consumer spending and home improvement activity. With interest rates increasing in May 2026, this segment may face additional headwinds in the months ahead, highlighting the increasingly uneven nature of South Africa's private building recovery.
